As part of the contract, the buyer has a right to conduct an inspection at his own expense. The buyer can either hire a licensed home inspector or do it themselves. Just because they have the right to inspect, doesn't mean they will. The purpose of this home inspection is to check out the house for known and unknown defects so there aren't any surprises when they move in. The inspection is visual only. The inspector will turn on all appliances and test all electrical outlets and fixtures. Any invasive inspections to your property will require your approval first.
