If anything is found to be deficient during the home inspection, the buyer is allowed to submit a real estate repair request. You have the option to do all of the repairs, do some of the repairs or do none. You also have an option to give the buyer an allowance at closing to complete the repairs themselves once you have closed. If you choose to do none or just some of the repairs, the buyer has the right to cancel the contract or further negotiate price or allowances.
